The design process is broken down into three main stages:

  • Stage 1 – Your Homework (1-7 Days): Provide a rough sketch of your floor plan, inspiration images for your exterior design, and fill out a questionnaire to share your preferences.

  • Stage 2 – Preliminary Design (1-2 Weeks): We’ll create preliminary drawings, including floor plans, elevations, and 3D exterior views for your feedback.

  • Stage 3 – Final Plans (1-2 Weeks): Once the preliminary design is approved, we finalize construction drawings, including detailed plans, electrical and plumbing layouts, and photorealistic 3D renders.
  • A rough floor plan sketch (even a hand-drawn one is fine!).

  • Inspiration photos or examples for your exterior design (style, materials, and colors).

  • Your completed questionnaire to help us understand your preferences.
  • We allow a limited number of major revisions (those that require more than a 50% redesign). You can start fresh once, but multiple restarts after the initial concept phase are not feasible, so having a clear vision from the start is essential.

  • Minor revisions can be made throughout the process, and we encourage grouping them together to improve efficiency.

Moderate to major revisions after the preliminary design has been approved and we’ve moved into the final construction drawings phase may incur additional charges. This phase involves a considerable amount of time and detailed documentation, and when significant changes are made, we lose a big part of the process already completed.

While we’ll always try our best to accommodate these revisions, please keep in mind that they can impact both the cost and timeline. To avoid any surprises, we encourage you to finalize your vision as clearly as possible during the earlier stages of the project.

We can accommodate additional revisions after the final plans are delivered and approved by the client, but please note that these may be billed at an hourly rate.

You can provide feedback via email or directly on the PDF files we send for review. We encourage you to group all your comments together to ensure the process is as efficient as possible. If you’re unsure about anything, feel free to reach out for clarification!

Yes, but keep in mind that if a project remains inactive for more than one month after we submit the plans for review—meaning we don’t receive any feedback or revision requests—it will be considered complete.

We have this policy because long periods of inactivity often lead to major changes, such as a new lot that no longer fits the design, budget adjustments, or evolving requirements. To keep things efficient for all our clients, we can’t hold projects open indefinitely.

If a project is considered complete and you later wish to resume work, any additional revisions or updates will be subject to an hourly rate, as they will fall outside the original project scope and timeline.

To avoid delays and extra costs, we encourage you to review the plans and provide feedback as soon as possible after receiving them.

If you choose to stop the process midway and use the watermarked plans for construction, even if you take them to your contractor to redraw, it would still be considered an infringement. The original design is protected by intellectual property laws, and using or altering the watermarked plans without finalizing the payment could lead to legal action. To receive the final, unwatermarked plans and avoid any issues, please ensure the final payment is made.

Most residential projects do not require an engineering stamp, as many states do not mandate one for basic construction. In cases where structural changes or complex systems are involved, some states may require an engineer’s stamp to ensure compliance with local building codes.

However, having plans engineered outside of your local area may not always be the most effective solution. Contractors often have specific methods for building that are tailored to local conditions and may be more cost-effective. For this reason, it’s generally better to have your contractor or a local engineer review and stamp the plans.

That said, we can provide engineering stamps and seals for plans in the following states: AL, AZ, AR, CA, CO, CT, DE, DC, FL, GA, HI, ID, IN, IA, KS, KY, LA, ME, MD, MA, MI, MN, MS, MO, NE, NV, NM, NJ, NY, NC, ND, OH, OK, OR, PA, RI, SC, SD, TN, TX, UT, VT, VA, WA, WV, WI, and WY. This service is available for an additional fee. If you think a stamp is needed for your project, we recommend consulting with your contractor or a local engineer first.
